The development

This scheme sits within the rural village of Badwell Ash, set across a 4.4-acre greenfield site surrounded by trees, hedgerows and open countryside. Chatsworth Homes delivered a mix of 14 detached houses and bungalows, alongside seven affordable homes. The layout has been designed as a cul-de-sac, creating a quiet, contained setting in keeping with the character of the village.

With far-reaching views and a traditional Suffolk setting, the scheme reflects continued demand for well-designed family homes in strong regional locations.

The funding requirement

The development was supported by senior funding from Hampshire Trust Bank with additional capital required to assist with build costs. As with many schemes of this scale, the senior facility did not fully cover the overall funding requirement. The developer therefore required a mezzanine layer to complete the structure and maintain progress on site.

The funding solution

Property Box Finance provided a £420,000 mezzanine facility structured behind the senior lender. The funding supported the build phase, allowing the development to move forward without delay and ensuring the capital stack remained balanced. The structure was straightforward, sitting alongside the senior debt and aligned to the overall delivery plan.

The outcome

The scheme has now been completed, delivering a mix of private and affordable homes in a well-established rural location. It highlights the role smaller developments continue to play in supporting local housing supply, particularly in villages where demand remains steady and well-considered schemes are well received.
