A mezzanine facility from Property Box Finance supported the redevelopment of an Edwardian property overlooking Preston Park

The development
This scheme involved the redevelopment of a large Edwardian detached property on one of Brighton’s best-known residential streets, directly opposite Preston Park. The original house was converted into six high-specification apartments and retained many of its period features (stained glass windows, decorative plasterwork and high ceilings).
The completed scheme delivered a mix of one, two and three-bedroom homes, many with gardens or balconies, alongside dedicated parking or parking permit options. Two contemporary three-bedroom houses were also constructed within the extensive rear garden.
The location combines green space, strong transport links and access to Brighton’s independent shops, restaurants and cafés. Preston Park sits directly opposite the site and two train stations can be found less than a mile away.
The funding requirement
The development was supported by senior funding from OakNorth with additional capital required to assist with build costs during delivery.
As with many schemes involving both conversion and new build elements, the senior facility did not fully cover the overall funding requirement. The developer therefore required mezzanine funding to complete the capital structure and maintain progress on site.
The funding solution
Property Box Finance provided a £200,000 mezzanine facility structured behind the senior lender. The funding supported delivery of the scheme through the build phase, helping maintain momentum on a complex residential project involving both refurbishment and new construction.
The outcome
The development has now been completed, delivering a mix of high-specification homes in a sought-after Brighton location.
The scheme reflects continued demand for well-designed residential developments in established urban neighbourhoods particularly where period character, green space and strong transport links come together.
